Pewaukee Modern Scandinavian Project

At PEA Builders, we had the opportunity to design and build a modern Scandinavian-style home in Pewaukee for a young family seeking a sustainable, energy-efficient space with clean lines and a modest budget. From the outset, they were very specific about wanting a passive home that prioritized simplicity, efficiency, and functionality.

Designing with Simplicity and Efficiency in Mind

When we first met, we discovered their lot presented an interesting challenge. With wetlands limiting the buildable area, the home’s footprint had to be efficient and carefully planned. To keep costs manageable while meeting their energy goals, we designed a simple two-story rectangle in a minimalist Scandinavian style. The layout features an open-concept living, dining, and kitchen space on the main floor, while all four bedrooms and the laundry room are located on the second floor. Above the garage, we left bonus space unfinished, allowing the family the flexibility to expand in the future as their needs change.

Due to the presence of wetlands, a basement was not an option. We built the home on a slab foundation, which worked well with their design goals. A long driveway also had to be partially filled in, and a sewer ejector pump system was installed to ensure proper connection to the street.

Energy Efficiency and Sustainable Features

This Pewaukee modern Scandinavian home is a showcase of energy efficiency and sustainable building choices. Geothermal heating and cooling were installed along with a DeSuper heater for hot water. Our Tier I Wall System, combined with thoughtful design, achieved an impressive blower door test result of 300 CFM — 68% better than Focus on Energy’s requirements for homes of this type.

Sustainable flooring was selected throughout. The first floor features polished concrete. The bathrooms and laundry room are finished with Marmoleum flooring, while the bedrooms are carpeted with 100% recyclable, no-VOC materials. Every decision, from structure to finishes, was made with efficiency and long-term performance in mind.
